来自古法语 mort（「死的」）+ gage（「质押」）=「死亡质押」。之所以叫「死」，是因为它有两种终结方式：贷款还清时它「死」，或借款人违约、失去房产时它「死」。注意那个不发音的 t——这是法语拼写的遗迹，英语保留了字母却不再读出。

mortgage 里的 t 不发音：读作 MOR-gij，不是 MORT-gage。作动词常用「mortgage a property/house」。英式英语里 a mortgage 是房贷的标准说法；贷方称 mortgagee，借方称 mortgagor。
